How to switch vacation rental managers without losing bookings

Most owners who call us already have a manager. Switching is routine and does not have to cost you a single booking, provided a few things are handled in the right order.

Before you give notice

Read the termination clause first, not last. You are looking for the notice period, whether there is an early-exit fee, and what happens to reservations already on the calendar.

Who owns the listing

If the Airbnb or Vrbo listing sits on the manager's account, its reviews and history stay with them. Confirm this early — it changes the plan.

Your reviews

When the listing is on your own account, years of review history and Superhost status travel with you. That is worth protecting.

Booked stays

Existing reservations should be honored at the rate the guest paid. Nobody's vacation gets cancelled because owners changed companies.

Money and deposits

Ask for a final statement, outstanding payouts, security deposit handling and the lodging tax filings already submitted for the year.

How our handover runs

Typically ten days from signature to live, and we do the coordinating.

We review your agreement and tell you plainly whether waiting for a notice date protects you. We collect calendars, guest details and future bookings, then import them so no stay is dropped. We take fresh photos where the existing ones are holding your rate down, rewrite the listing, connect dynamic pricing, register or verify lodging tax, walk the home with our cleaning crew and set your linen and supply pars.

You keep your own accounts and your own reviews. If you leave us later, you leave with everything, on 30 days' notice.

What to expect in month one

Repricing a home that has been flat usually shows up as more bookings at lower average rate first, then rate recovery as the calendar fills and reviews accumulate. Judge the change on a full quarter, not on week two.

You get a monthly statement showing every booking, every fee and every expense, plus a note on what we changed and what we are testing next.

Common questions

Will I lose my Airbnb reviews if I change managers?
Only if the listing lives on the manager's account rather than yours. If it is on your own account, your reviews, ratings and Superhost history stay with you. Check this before giving notice.
What happens to guests who already booked?
Their stays are honored at the rate they paid. We import future reservations during the handover so nothing on the calendar is cancelled.
How long does switching take?
About ten days from signature to live, allowing for your existing notice period. Fresh photography can extend that slightly if we are reshooting the home.
Do you charge to onboard my home?
No. Photography, copywriting, listing rebuild, pricing setup and tax registration are inside the 25%.
