How much does Airbnb management cost in Washington State?
Most owners start here, and most quotes are hard to compare because the percentage is only half the answer. We manage 29 short-term rentals in Sequim, Port Angeles, Forks and Whitefish, so this is written from the invoicing side of the table.
The going rate in Washington
Full-service short-term rental management in Washington commonly runs 15–30% of nightly revenue. Listing-only co-hosting runs closer to 8–15%. The spread is not a quality signal on its own — it tracks what the company absorbs versus what it re-bills to you.
A 15% quote where you still pay linen replacement, maintenance labor at an hourly markup, hot tub chemicals and your own tax filing usually costs more per year than a 25% quote that includes all of it. Compare annual net payout, not headline percentages.
Gross or net
Ask whether the fee is taken before or after Airbnb and Vrbo take their cut. Same number, different money.
Onboarding fees
Photography, copywriting, listing build and initial supply stocking are sometimes one-time charges of several hundred dollars.
Maintenance labor
Some managers bill their own hours on top of commission. Fine if disclosed, expensive when discovered in month three.
Tax filing
Washington sales tax and local lodging tax on stays under 30 nights either sit inside the fee or land on your desk in April.
A worked example
Take a two-bedroom Peninsula cabin that books $58,000 gross in a year. At 25% full service, management is $14,500 and there is nothing else billed to you: pricing, both listings, guest messaging around the clock, housekeeping coordination, linens, maintenance response, hot tub care, tax filing and a monthly statement showing every line.
Now price the 18% alternative. Management is $10,440, but add roughly $1,200 in linen replacement, $1,800 in billed maintenance labor, $900 in hot tub and supply charges, and $600 for a bookkeeper to handle lodging tax. That is $14,940 — more money, and you are doing the coordinating.
The number that matters is your payout after everything. Ask any manager for one real month written out fully, and compare those.

- Are cleaning fees charged to me or the guest?
- To the guest. Cleaning and pet fees are billed on the booking and passed to the cleaning crew, not deducted from your payout a second time.
